2009-2010 Continuing Education
Description of Course Outlines Available:
For the real estate biennium starting December 15, 2008 and ending December 14, 2010, the State of Wisconsin has increased the Continuing Education requirements to Eighteen (18) hours, with a total of Six (6) courses, each one three hours long, and immediately followed by an exam of at least 15 questions in length. This means that licensees will need three days of class (two classes per day) or six individual classes to complete their requirement.
The LORICK School will be offering CE classes for the 2009-2010 biennium starting in April of 2009. Our schedule of all locations and dates/times can be found on our website at www.lorickschool.net. Here is a brief overview of what each course will cover:
CE #1 Listing Contracts
This course will use the brand new WB-1 Residential Listing Contract – Exclusive Right to Sell to discuss the basic requirements of a listing contract, how to create and to terminate one and how to amend one. We will also cover the agency models that exist, the how and why of agency disclosure, and the specific duties that we have as licensees for disclosure and for inspection. Different business models will also be covered, as well subjects like inclusions & exclusions, commissions, procuring cause, named exclusions and others.
CE #2 Offer to Purchase Contracts
This course will utilize both the WB-11 Residential Offer to Purchase and the WB-14 Residential Condominium Offer to Purchase, and will systematically go through the highlights of each form. We will cover acceptance and withdrawal, and types of delivery, as well as dates & deadlines. Then we will address the differences between optional contingencies & tests. Earnest money & trust accounts will also be discussed, plus signatures on forms. Finally, we will do an overview of the miscellaneous additional forms (amendment, notice, cancellation, etc.) This course covers a wide variety of issues, including E-commerce & email delivery regulations, short sales and foreclosures, mortgage fraud, appraiser ethics and use value assessment. We also cover a plethora of land use issues, including police powers, private restrictions, floodplains/wetland/shoreland zoning, and piers. Finally, we will discuss property dimensions, case law and legislative updates, fair housing and addenda. It has something for every interest. This course is new this biennium – it was previously part of the agency course, and there are still some similarities. For example, we will be covering agency disclosure requirements, duties to customers & clients, how it is created and terminated, and the essentials of an agency contract. But we also delve into issues like pre-agency, locating vs. negotiating on property, excluded properties, disclosing buyer agency status, plus compensation & incentives. Finally, we will cover the differences between buyer agency and selling sub-agency. Elective A Risk Reduction (EA) Risk Reduction covers a variety of topics, but it always comes back to how we need Elective D Landlord/Tenant and Property Management (ED) This elective course goes into great detail on the relationships formed in a lease,

CE #4 Buyer Agency/Tenant Representation Agreements

LORICK school will be offering the following two electives to complete your CE
requirements of SIX courses of three hours each.

ancillary services. The course also will discuss the Dept of Regulation & Licensing
(DRL), how it is organized and how the complaint process works. Finally, we will
talk about closing issues (good funds, tax prorations, escrows, lottery credit,
transfer fee, security deposits, etc.) as well as forms of ownership (marital
property, corporations, LLC’s, joint tenancy & tenants in common).

representative relationships. We will discuss leases, disclosure documents,
property showings, property management agreements, security deposits, evictions,
and lead-based paint disclosures. The state regulations governing the
Landlord/Tenant relationship (Dept of Agriculture, Trade & Consumer Protection –
DATCP) will also be covered, which include our requirements as real estate licensees.
